How much does a beach home in Brazil cost in 2027?
Updated on
The cost of a beach home in Brazil is more than the purchase price: add the transfer tax (ITBI), notary and registry, furniture, condominium fee and utilities. At Oasi Oro Verde prices start from €54,000≈ R$305,000 for a lot with a turnkey chalet.
What to add up
- Property price. At Oasi Oro Verde it is a single price covering a 140 m² lot and a 52 m² chalet: €67,000≈ R$378,000 lagoon-front, €59,000≈ R$333,000 near the entrance, €54,000≈ R$305,000 central, off-plan.
- ITBI, the municipal transfer tax: a percentage of the value set by the municipality.
- Notary (Cartório de Notas) and registry fees: set by law.
- Documents from abroad: power of attorney, apostille and sworn translations if you do not sign in person.
- Furniture and appliances: not included in the price.
- Running costs: condominium fee of about €110≈ R$620 a month (estimate), power and water on individual meters, IPTU property tax.
When it pays to buy
The lowest price is the off-plan one, paid in a single payment before construction starts. During construction it rises by 5% at each phase: a lagoon-front chalet goes from €67,000≈ R$378,000 to €77,050≈ R$435,000 in the final phase. The launch price is valid until 31/12/2026 (sales will open after the incorporação is registered, expected from 01/12/2026).
In Brazilian reais
The reference price is in euro. At the ECB rate of 23/10/2026 a €54,000≈ R$305,000 chalet is ≈ R$305,000: an indicative amount that follows the exchange rate.
